The 403 Keele St. project is a 12-storey mixed-use rental building, complete with a mechanical penthouse, designed by Studio JCI for Core Development Group. It features a hybrid concrete-and-steel structure, with cast-in-place concrete used for the parking levels and up to the third-floor slab, while structural steel, composite decking, and a cold-formed steel (CFS) system are employed for the upper floors. The building comprises 281 residential units, offering layouts inclusive of both private/micro units and shared/co-living suites from studios to four-bedroom configurations. It includes ground-floor commercial spaces, leasing offices, a rooftop amenity floor, and extensive green roof areas with landscaping. The pre-construction phase of the project is complete, with remediation work ongoing, followed by building construction led by CCM.
